Royce is very good at what he does, very tentative to details and gets the job done right. His long career experience helped us a lot as the sellers, lots of knowledge and always responsive no matter what time of day.

A Hard working person sailed the career boat to the ideal shore in the river of sweat! Royce Li is meticulous, serious and proactive, summarizing work in a timely manner, and seeking solutions. When unexpected problem occurs he remained calm and actively communicated with other people, which improved work efficiency and was recognized by us. He also loves work, work shard every day to complete the task ahead of schedule, no matter how late needed to stay!

We used Royce Li to buy our home in Panorama Hills, Calgary this spring and he was outstanding. Royce was recommended by our friend who had great experience buying their house using his services. Initially we spoke with Royce over phone, shared our requirements and then met with him at one of the home visit. He spent hours listening to our requirements and answering our questions. We used to send him multiple questions over email & SMS, he was patient enough to answer them. Also he setup a WhatsApp group with his staff so that if he was on the field unable to answer my questions, one of his staff could answer. Royce is quite detailed in his attention to details and sharing his feedback. He gave us a lot of inputs to check for when we went about visiting house. He would send me information on current listing every day. I would request his feedback on the listing which we think need to be visited. In majority of cases, Royce had initial inputs on the house which helped us determine whether to visit the house or not. He would recommend seeing the house only if he think it match our requirements. Since Royce was staying in the same community where I was looking for the house to buy, he did have lot of inputs on the community, pros, cons of certain locations which really helped in our search. Royce could also help us with contacts for home inspection, mortgage, lawyer which meant we did not have to contact multiple people to work our home buying process. After the possession, Royce did arrange for home & carpet cleaning before we moved in. We never felt forced to make an offer and when we finally found the "one" and ended up in a bidding with another prospective buyer. Royce walked us through every step of the negotiations, even giving recommendations on probability of an making a certain offer. This really helped us to make right offer. This was an good approach and it worked for us. He could also further negotiate the prices after home inspection process was completed. Considering the wonderful experience we had, whenever any of our friend think of selling or buying home, we will always recommend Royce to them!

We decided to sell our home in Alberta because the pandemic complicated out of province visits to our family in BC. There were already other houses on the market within our area that were newer, had bigger lots, bigger bedrooms, and other high end amenities we didn't have. Royce was able to work with where our house fell short yet highlight its best features. He gave us tips on how to tweak our home to appeal to more potential buyers. Our home is neither very old or unattractive but with the right preparations it allowed for a more impressionable home showing. In the end our house sold for more than what we expected! The surplus was helpful towards covering moving costs and funding our next home. We're glad our well maintained house can now be enjoyed by new owners and that we were able to promptly go house hunting! Thanks Royce! - Stephen
