I have worked with Stephen Lau on multiple occasions over the last 10 years. Whether helping me buy or sell real estate, Stephen has proven himself to be reliable, expert, and trustworthy. He has helped me sell a luxury home, commercial building and residential townhouse condo. Stephen helped recently with selling my vacant townhouse. He had a virtual tour, floor plan, interior/exterior video AND drone video/photos. For the lower price point of selling a townhouse, Stephen did not scrimp on his marketing budget. Unlike other Realtors I had worked with before, Stephen is proactive with selling properties. At my vacant property, he installed special ambient lighting so that the property never showed “dark” when buyers came in. His use of background music and ambient lighting did create a very compelling atmosphere whenever anyone came to the property. Stephen’s exceptional eye for detail and creating compelling spaces is what I believe helped sell the property quickly. We also validated the list price with an independent appraisal which also gave me confidence that the property should sell without difficulty or delay. Stephen found a buyer for the property who offered over asking price within days of listing the property and was able to successfully navigate the negotiations with the buyer following a home inspection that found several potential serious water issues. He maintained calm with all negotiating parties and was able to keep the deal from going sideways. His recommendation of professional contractors to fix any issues also helped make the sale come together smoothly. I am always impressed by Stephen’s mastery of market knowledge with a broader macroeconomic perspective. His professional education as a lawyer has given him critical analytical skills that is truly unrivaled by anyone I have met in the industry. It is amazing that choosing the right professional can literally change your life! Stephen Lau is a true professional. He is not just a nice guy. He doesn’t just talk the talk. He gets things done. I am compelled to write this review to tell the public-at-large that Stephen is a one-of-a-kind Realtor. My motivation to hire Stephen was driven by me walking my dog and seeing a “sold sign” near a townhouse condo similar to my own (in the same neighbourhood) which he sold in an exceptionally quick time. I was shocked how he was able to accomplish a quick sale within a few days when my former Realtor couldn’t do the same thing in 130 days when I recently tried to sell. Before meeting Stephen, I had job opportunities waiting for me that I couldn’t accept due to my previous realtor’s inability to sell my property. Upon meeting with Stephen and understanding his strategy, I felt extremely confident that I could make immediate plans to move to a different province. Within a few days of putting my home on the market, he successfully negotiated a full list price offer with a short condition date. The possession date was exactly what I wanted. Because of the extra preparation he had me commit to, my townhouse looked completely different and way better than before! I needed to help my elderly mother sell her house so she could move closer to my family in Toronto. She had spent over 40 years in the home and had accumulated a lifetime of possessions. It was a daunting task to assist her from afar. I contacted Stephen a few months before she planned to move to Toronto. He guided us to do a pre-listing home inspection to protect us from any surprises that may arise from a buyer’s own home inspection. He started seeking buyers for the house well before the target date my mom could formally move. This was amazing as my mom was not rushed to empty the house prematurely. Uniquely, Stephen was able to sell the house with no interior photos as he correctly judged that the market demand would be strong given the desirable neighbourhood of the house and the scarcity of competing listings. He promoted the property to other Realtors just before the property was on the market and was able to create pent-up demand. Stephen did an open house as soon as the property came on the market. We had over 40 people come within a few hours. We accepted an offer within a day and the property was sold within a week. Stephen said that the open market makes people compete for the property and would produce a higher sale price. This was proven to be the case. We gave Stephen a target possession date of 2 months after listing the property. He got exactly what we wanted. Before contacting Stephen, we were approached by a neighbour to purchase her house at the city assessment value. In the end, Stephen sold the house for over $45,000 more than the city assessed value. Even after real estate fees, we still got substantially more than accepting the neighbour’s price. This just proves that hiring a strong real estate agent achieves better results than trying to sell the house to someone privately. My mom had a comfortable 2 months of time to pack. His strategy of listing the house early avoided any delay following my mom’s move to Toronto. Stephen recommended everyone that was needed to complete the sale smoothly, including the home inspector and real estate lawyer. We are extremely thankful to sell the home for a great price and negotiate a possession date that perfectly matched our plans. Stephen’s skill, tactics and understanding of the real estate market made the potentially stressful experience of selling a house seem effortless.
