Melissa Bergmann was an absolute pleasure to work with. She made the process of finding a new home, fun, stress-free and interesting. Melissa is very knowledgeable and was in good contact with us. I would definitely recommend her to others.

Overall, Melissa Bergmann and the team did an excellent job selling our house. Melissa was able to negotiate so that the selling price was higher than what was initially offered, as well as being able to lower the overall commission on the sale. Besides providing sales information on recent property sales, she also provided a detailed analysis of the specs of a house that recently sold in the area when requested with was appreciated. The house staging was wonderful, and the photography done was outstanding. The handyman that Dave suggested to me was unbelievable. He was able to get to my house in blazing fast speed and did a lot of painting and other improvements that would have been so much more difficult to get done with someone else. I am sure if his birth certificate were to be checked he would be half robot. Even though there were a lot of positives throughout the process, there were on occasion some things that did not go as smoothly. The initial suggestion for the list price seemed strange given the market at the time. A bidding war would have had to occur resulting in a selling price of at least $176K over list to end up with a higher sale price than what we got with a more market-value pricing approach, which seems unlikely given the market conditions. There is no way for sure to tell what pricing strategy would have worked best, but the list price first suggested was not accompanied by a lot of rationale as to why it was the recommended approach. There were some errors made when the listing went live, such as listing the wrong garage size, the main picture displayed for the online listing not even being one from our house, and the wrong location being displayed at the start of the listing video. Everyone can make mistakes, but unfortunately these things were launched live without checking with the homeowner first (the replacement picture for the online listing was spectacular though, it really showed off the best part of the house). Another issue was that there was supposed to be a minimum of 1 hour notice for showings, yet one with only 13 minutes notice was able to be scheduled. Also, the addition of the floor plans is nice to see, but there was an error in one of the measurements in the primary bedroom, where 19" 1' was converted into 3.06 m. And lastly, the sales material mentioned a complimentary consultation with "Luxury Move Management" post-sale, but nothing was ever mentioned about that. Since this review was requested before the closing date, I can't comment on how smoothly the "free" part of the staging went, since reimbursement has not occurred yet. Despite these issues the house did sell quickly for a good price in a softening market, and I would recommend Melissa or anyone else of the Elfassy team for your real estate transaction.
