Ralph met our expectations and more! When you meet Ralph for the first time you are immediately at ease because of his disarming personality. He smiles and exudes warmth. Throughout the process of selling our house Ralph constantly checked with us to make sure we were comfortable moving forward with each step. He is meticulous and doesn’t do anything in a mediocre way. Ralph provides a lot of service that other agents we have dealt with have not. From helping us declutter, to moving items in and out of storage to staging, all of these extras are not considered extras to Ralph. He wants to help you sell your home for the best price you can get. And he puts every effort into making that happen. He has team of amazing people who, like Ralph are professional, personable and always available to answer any question or concern that comes up. My husband and I recommend you meet Ralph if you are looking for someone who understands the market and can negotiate a good deal but also understands the emotional pressures of moving.

We worked with the brokerage owner, Ralph, and it did not go well. Too many promises and no delivery. Mind you, we tried to be patient in our dealings with him but things were getting worse as time went on. From the start, any listings, if any at all, that we would receive from him would be completely off our requirements that were very was briefly discussed. We were never given a proper consultation meeting, which was, as I am learning now, the fist mistake. It seemed as if he didn’t care about our business or did not think we were serious so did not put in much effort is researching for us. Any (very few) properties we did see with him were all initiated and found by us. Regrettably, we recently put in an offer on a house with him where, as he confessed afterwards, he and the selling agent for the house were working together (‘leveraging’ as he put it) to get the best deal for each other’s client’s (sellers). Meaning this other agent had a client that wanted to put an offer on one of his properties and so they arranged to convince their buyers to arrive at a specific number. I’m pretty sure this wasn’t legal. After our second (higher) offer was submitted, he approached me with an unreasonable signed counteroffer, which we never saw by the way, hoping that I would meet the seller’s number, knowing full well this would be beyond our budget for this property. Yet, he still attempted to see if we would pay it. This experience was beyond unethical and truly made us question our future dealings with him and if we could ever trust that he had our best interest in mind. To make matters worse, the offer signing process was a nightmare. He referred us to a WhatsApp chat where his assistant had misspelled my husband’s name twice, causing a lengthy delay as we had to re-sign a few times. As a result, our offer was sent in past the deadline. Afterwards, we had asked to see another home as we couldn’t make the open house hours and after promising to get us a showing, we did not hear from him for 2 days, so we ended up viewing the place on our own during the open house and having to leave our planned engagement early. After reminding him that day that we didn’t hear back from him and that we were just going to go to the open house, he replied with no real accountability but blamed it on a miscommunication. Our texts were very clear, so this just goes to show how negligent he was in his dealings with us. He knew we were adamant about finding a home but has made no real effort and has relied on our determination. (This next paragraph is IMPORTANT – please read) We were not happy with how he was conducting his business with us. I called him to let him know we wanted to go separate ways and the reasons why. He apologized profusely and begged us to give him a second chance, promising he would start sending us listings and prioritize communication with us. I made it clear to him that we wasn’t interested in moving forward as we did not have any trust in him or his brokerage after what we went through. He accused us of hiring another agent, which was 100% not true. Then when he realized we could not be convinced, he threatened us with the agreement that we signed (Buyer’s representation agreement) and that it covered all of YORK REGION. Ok…what? I had thought all the papers that we signed were only in relation to the offer we had put in. NO, we were fooled. I looked back on the documents that we signed electronically and SURE ENOUGH, strategically inserted in the initial offer package we had put in for the home was the BRA. Usually, these agreements range from 90 days to 6 months, ours was for 6.5 months with a 90-day holding period. That is over 9 months of guaranteed commission for him for whatever property we purchase, regardless of WHO finds it. Excuse me? It has now been brought to my attention that the Buyer’s Representation Agreement (OREA-300), is something that your agent is supposed to review with you separately and as the client, you should be given enough time to consider the details added, such as the length of agreement and holdover period. We were given this offer package 1 HOUR before the offer deadline. There was a lot to read and sure enough, we missed it. PLEASE: Read your paperwork, ask questions, and don’t feel pressured! It is very hard to believe he has his own brokerage and if this is the way he conducts business, I can only imagine what it would be like working with his agents.

We had such a good experience with Ralph and his team. They were extremely attentive and accommodating in trying to make the process as painless and easy as possible. Every step of the way was covered completely and handled proactively .
