It is hard to know where to start, there are too many good things to say. Livia is a true professional in every sense. You will feel informed and expertly guided, and you will know you have someone looking out for you, in all situations. For us, lightning (McCabe Magic!) struck twice and we were successful purchasers in competitive offer situations in a highly sought after community even as not the highest price (but still with conditions!). When it happened a few years ago we thought we were lucky, but realize this time our success is largely because Livia masterfully communicated our offer and its strengths to the sellers and their agent. Price is important but it isn't everything, and having an agent who 1) knows that and 2) can skilfully communicate that to the other agent without being pushy or offensive, is a winning formula.
