As the eldest child of my family, I have bought and sold several real estate properties and worked with several different agents, however, this time around my experience was beyond excellent and one of a kind. A BIG THANKS TO ANUJA & HER ENTIRE TEAM! The first time I heard about her was through a family referral, they were very pleased with her services in Ajax and they highly recommended her to me. Ever since I moved to Pickering, I kept seeing her signage all over Ajax and Pickering, then I decided to hire her for the sale of our property. I have so far worked with Anuja twice, and each time she never fails to impress me. In 2020, she helped us rent one of our investment properties in less than one week and that too with an amazing tenant who was never late in rent payments, even during the peak 2020 Pandemic year. Most recently I listed my residential home with her located in Rural Pickering, and my biggest fear was that there was no valuable comparison in my street, as they are all new built homes, and the price I was expecting for my home somewhat felt impossible. When we shared our expectation, Anuja was very professional, upfront, and honest. She did not sugar coated or misled us in any way to make us sign the agreement or made us feel that we will achieve that number. Instead, she followed the guidelines of TREB by showing the closest comparison in Rural Pickering and made us understood that based on the current market, our expectation may be achievable but not to say it is guaranteed. And I believe she is a rare gem, this approach of hers is pure and full of integrity, honesty, and selflessness. It is very rare to find realtors like Anuja these days, because they often charge you over industry specific standards, and they over-promise and under-deliver. However, this miraculous woman blew my mind! Anuja worked her magic and got me the number I was expecting. Anuja is Exceptionally Amazing - SHE SOLD MY HOME IN 3 DAYS, & OVER 300K. She was on task, and amazing in coordinating my staging, photography, and videography. Anuja was fast to act, she thought on her feet, she provided me amazing ideas by advising me to leave our home vacant for the weekends so we can attract and book as much as showings as possible, which exposed my home to as many buyers in 3 days. Anuja contacted and followed up all agent promptly and narrowed down pre-emptive offers and that one buyer who was willing to pay the price we were expecting and kept following up until we got the result. Anuja is a tactful, persistent, and result driven realtor. Personality wise, Anuja is a very approachable, professional, courteous, friendly and respectful realtor. Realtors often deal with our multimillion investment, and I believe it is very important that you feel comfortable while dealing and communicating with them. Similarly, realtors should genuinely care about you, your investment and value the business you give them. Anuja is people’s person, she is very easy to communicate with and she genuinely cares, about you and your home. I think for me that is what sets her aside from other agents. I am very satisfied, happy, and content from Anuja’s services and so is my extended family who were the initial referees. I highly recommend Anuja for the Sale and Purchase of your real estate properties.

We started our hunt for our new home in Oct 2021. We were using an agent that helped us a few years back when the market was no where near as crazy as it is currently. There are others that claim that they’re #1 in Ajax but we’re not sure what metrics they’re using to make that claim because it’s not true. The selling and buying was very smooth . She reminded us many times of the things so that nothing can be missed. Beyond everything I was not even present during our selling time due to family health reasons and everything was done even if I was not their in person . The best part we got the highest price when we sold at the time of sale. She showed us her sympathies during a personal crisis. She also is a great Santa Claus and put an unexpected smile on our face even after the transaction was complete. A well rounded professional to deal with and a is a superwoman who is very timely in her responses and does not let you hanging. Thanks for you help and the support.”

Real Estate is a complicated business- we have all seen it, homes selling for 30-50K less or more than almost the same type of home in the same neighborhood. A lot of it has to do with luck and market dynamics (supply/demand, season, global events etc.) but when you see the difference in sold price at the same time, in the same neighborhood with similar features/condition it is very evident that the agent and their team make a HUGE difference. This is what Anuja and team do best - they take your home, transform it with their staging team, list it at the right price and then sell it more than any other home of similar size and condition sold for in the area. She is honest, communicates well, gives us reasonable timelines, and has the best adaptive strategy to sell your home depending on what is happening prior to listing date. The process was simple, quick and painless as possible. You call Anuja, she comes to your home and tells us what to expect and what we need to do. We do what she tells us to do and call her back, she has stagers, cleaners and photography come in within a day and lists it the next day. Appointments start pouring in (we had over 40 appointments), we wait a week until offer date and then offers start pouring in (11 offers), she then guides us through the offers, explains the clauses, makes sure buying agents are putting in their best offer forward and then we sell for 200K over asking - higher than pretty much all homes in the area that recently sold that are the same size/condition - even higher than some bigger homes. It's clear that Anuja and team are well experienced, know how to sell a home for the top value, and can make your home selling experience a lot less stressful.
