I purchased my first property through Adrian Nedelec in October of this year and couldn't be happier with the result. It is a house with a legal basement suite in North Edmonton that will be performing very closely in terms of cash flow to the proforma produced by Mogul Realty for the property. Adrian demonstrated considerable knowledge of the Edmonton real estate market and real estate investing generally. In one of our first meetings, he showed me all of the different areas of Edmonton and discussed the pros and cons of each area. He made it clear that the neighbourhood one chooses to invest in is an important consideration based on one’s investment style and goals. He also spent some time asking me some general questions about myself and my goals in order to determine what area of Edmonton would be most appropriate for me to invest in and correctly determined that North Edmonton would be a great fit. What I particularly appreciated about Adrian was that he acted not only as my realtor but also as a real estate advisor generally. He walked me through every step of the process and provided particularly valuable guidance in distilling the results of my property inspection which had been a bit overwhelming for me as a first time home buyer and then applying those results to the negotiating process with the vendor of the property. It was reassuring to know that my realtor was also an experienced real estate investor himself and one who could also act as an advisor with respect to real estate investment. Aside from his expertise, I also found Adrian to be very easy going and pleasant to deal with. He struck a perfect balance in creating a low pressure environment while still being proactive with respect to following up with me and keeping me on track in progressing towards my ultimate goal. I would absolutely refer Adrian to anyone looking to invest in the Edmonton real estate market.
