TLTR: We would recommend Tony to all of our friends and family. We would use him and his team again in a heartbeat. This is a very long review – just wanted to be thorough of our experience. Our journey with Tony began in mid-January of 2023. We started to wonder if this might be the time to move to our dream neighborhood. There was not a lot of inventory out there, but there was 1 home that had been on the market for a while. As luck would have it, the night we saw it, an offer was made. This was the very first conversation we had with Tony about what we wanted, what we liked about the home we had just seen, and what we disliked about it. Tony advised us to sell our home first. This would put us in a better purchasing position. He also advised us to speak to a broker ASAP to know where we stood financially. A week later, Tony came and did a home appraisal. He told us what he would list our home for, based on the current market. I was very nervous because if our home sold under a certain value, there was no way we would be able to get into the neighborhood we wanted. Tony told us to de-clutter and we took it to heart. We decluttered and made our busy home a “minimalist home” everything was properly put away and cleaned. I was highly impressed with Tony’s marketing team. When I showed people the pictures of our home, everyone was very impressed. Our home showed well. This was a comment we received over and over again. Our home was not “renovated” but it showed it had been looked after. Our home was listed on a Thursday morning and we scheduled an open house for Sunday. We did not refuse a single viewing. As soon as the house went on the market, viewings started that evening. Tony’s assistant Louise was lovely. By the time Sunday was here, our house had been viewed repeatedly. There were others houses listed in the neighborhood, but they were not moving. On Sunday we met Jenna who hosted our Open house. It was so successful that there were people lined up outside before it even started and even when the open house closed, there was still a lot of interest to view the home. (it was a miserable rainy day and had over 100 people) We were very upfront with each potential buyer. 1. We needed time and 2. We were not going to take less the asking. We received several offers on the Monday but eventually we went with the over asking offer that also gave us time to move to a new home. This is when the race against time really began. There were a few homes in our dream neighborhood and with several items of our checklist but I found something wrong with each of them. It seemed like a bad joke. I didn’t like a drive way, the back yard, something was always off. One thing we really appreciated from Tony was that he understood that we only wanted to be in 1 neighborhood and did not want to view houses in other areas. Tony worked very hard, talking to other realtors and inquiring about previously unsold properties. I started to panic because with the interest rates climbing, people stopped listing their home. Eventually the home we wanted, In the right street - came up for sale. We were the first people to see the home. But we did not want to make a rash decision. Tony mentioned that we could do an inspection prior to setting up an offer. Since the realtor set an offer date, this bought us time to have the inspection scheduled. By the time we put in an offer, we were comfortable with the price and we were comfortable with the home. We bought our home Mid March. Moved in May 1st. We put in a strong offer with no conditions (we already had done an inspection and our financing was in place because of our sale), wrote a personal letter and since all of our ducks were in a row it made our offer very appealing to the seller. We are so grateful to Tony and his team for all their hard work. We are very happy with our new home. We are very glad we made the move. Thanks Tony and Team!
