For selling, Chris did do research and prepared a good sized booklet with information, but he also drew on his knowledge of the larger area (since he grew up around there). For buying, he has lived and grown his family in Sherwood Park, and so he had a lot of really good knowledge to share about different neighborhoods and road busyness and such. I already knew he was very experienced, professional, was very good at communicating, and very responsive. So, the five-stars there reflects what I already knew and expected and was exactly what he has continued to do through the whole process of selling and moving. If I could I would give 10 stars: 5 stars for my first home purchase and 5 stars for our home sale and home purchase this time. Chris is very good at helping us negotiate and knowing how much to give and take. Our experience was really good that way, especially with where he strategically advised our sale price and offers to be. I think the initial price/offer was a crucial step in the negotiations, because he wasn't just putting out a random number, but was looking ahead to how the negotiations would play out if we went "this way" or "that". Chris did his work to make sure that his property knowledge inside and out was as informed as it could be, so that when we arrived he had already started a list of what needed to be done for the salability (of the house we owned) or the deficiencies (for the houses we were looking at). This was very helpful in us putting in effort where it most counted for the home we were selling and knowing what things to account for in price and needed renos for the houses we were looking at.
