STAY CLEAR. I would honestly give this man and his team a zero if it were permitted. I met this man in early February 2020. He represented himself as the listing agent and landlord of a house for rent. I needed it for April 1. He not only insisted I pay for March if I wanted the house, but made me sign an 18 month lease at $1,900/mth. I proceeded to pay first and last month's rent $3,800 and planned my move for March 1 accordingly. He literally began renovating the house the week prior to March and continually delayed my move into mid-March, when I finally told him to forget it and give me my money back. He continually refused to acknowledge his role in the situation and refused to offer a refund. In fact, he threatened me with long term damages due to loss of rental income. I attempted negotiating settlement including keeping my money so I can move on. He repeatedly ignored my lawyer and has basically disappeared hoping I will go away. I am not currently working and had to sell my house in order to provide a home for me and my family in time for closing on March 30. Pat knew my situation and not only made my move more stressful, but left me with only 2 weeks to find a house to rent before my house closed. I am still not working and with COVID-19, things are not looking promising for the near future. It's approaching the end of April and even Employment Insurance is delayed due to COVID-19. My rent is coming out of my life savings at this point. I can't even sue him at this point because the Courts are closed to non-emergency cases. This man is as low as they come. Unprofessional, dishonest, untrustworthy, and unethical. Please do your homework whether buying, selling, or renting. Check all review boards and definitely check the Real Estate Council of Ontario website at RECO.on.ca for any charges or convictions regarding code of ethics violations.
