MY LAST MOVE: This was it. This was really it. I was down to my last move. Having turned the corner on 60,- still stuck in a condo with monthly mortgage payments and ever-escalating condo fees,- with the constant threat of out-of-nowhere Special Assessments,- with having to deal with property managers and the building politics always in play... I wanted out! I wanted my own small abode, my own driveway, my own backyard, and the ability to call my own shots. I wanted my end-of-the-road house. I called my lawyer and we talked it through. Was it even possible? He crunched my numbers and we determined -- possible. My margins would be very narrow, but if properly handled, I could possibly squeeze enough equity out of my condo and get myself into a small house, free and clear, somewhere outside of Guelph. Then he asked me a question, one that I'm so glad that he asked.... "Do you have an agent yet?" I didn't. "I've got just the guy for you," he said, and he gave me a name. David Coccia. No lawyer has ever rendered me a greater service than what I received that day. Because from the moment I contacted David Coccia, I knew that I'd found the right real estate to get me to where I wanted to go. David took in my 'situation', assessing my needs and my goals as I hoped to thread a narrow financial needle and land in my end-of-the-road house. Before calling him, I had done a bit of online checking up on him, and I knew, I'd likely be one of David's smaller commissions of the year. Not once, not ever, did David make me feel that way. Even though he had many listings up, pretty much all of them for more valuable properties than mine, David always made me feel like I was his only client. If I had a question, he'd have the answer. He provided me with options I never even knew I had. There were a few small fixes required in my unit before we listed. David had the answers there, hooking me up with the right electrician and handyman. I cannot imagine there being a more resourceful agent out there. We were selling in a real buyer's market. Not fun. Not easy. There were just so many other condos on the market. But David had his strategy worked out, and he made sure there was a steady stream of potential buyers seeing my unit. When one showed interest, he diligently worked with the buyer's agent, and he ended up getting more for my unit than I was willing to sell for. The man really knows how to close a deal, and close it well. Then, off to find me a small suitable house which I could afford to buy outright. Again, no easy feat based on the dollars available. I had such little wiggle room. David completely understood that. He fought hard for me to get asking prices down. Then, on two occasions, we had accepted offers to purchase, conditional on the houses having a reasonably good home inspection. In both cases, based on what the home inspections reported back, I had to back out. I felt bad. David was spending so much time on me. But he had no issues with me for stepping out of the deals that he'd worked so hard to strike. In fact, having himself reviewed the home inspection reports, he had encouraged me to walk away in both cases. He clearly wasn't there to close deals and move on. He was there to get me to my goal, into a proper house that fit my needs, no matter how much extra work that entailed for him. Then, as my condo move-out date closed in, as hard as David had been working on my behalf, he somehow managed to kick it up to another level (a level I never knew existed for real estate agents -- probably because very few can reach it.) By this time, I developed the feeling that I was no longer David's client. I was his mission. The guy really cared about me, and he was determined to get me into the house I needed. How he pulled it off, I am still not sure. I know that there were a few very late nights, trading offers, fighting hard to lower an asking price, and when he did, David was also able to arrange a very short-notice home inspection, and, well... ...the dust has now settled. And I'm writing this review from my end-of-the-road house. It's a great little house -- one that actually exceeded my expectations when my journey began. And there is no way -- no possible way on Earth -- that I could have landed where I did, had David not been my agent. David Coccia is one of Wellington County's most successful real estate agents for a reason. Whether you're selling a one-bedroom condo, a nice three-bedroom bungalow, or a multi-acre luxury estate, make David your rep, and you will be so well-served. Because he takes it personally. He will make your goals his mission. And he will deliver.

This is the first time we’ve sold a home, and I have to say that David Coccia and the Capstone team was a fantastic choice! Right from the start, we had confidence that David and Michael would listen to us and respond to our needs in this significant venture. Indeed, we felt heard and saw that our needs came first in the sale of our home. David created a team culture with us, checking in frequently as we worked to prepare the house for listing and showing, and responding quickly to any questions as they came up. Best was his sense of humour and encouragement! David was so helpful as we navigated the tough parts of selling own’s home, by being supportive, encouraging and working hard to find the best solution possible. David’s confidence as an agent was backed by his knowledge and competence, which gave me a lot of confidence in him. But I also appreciated that he had the humility to double check or research a question before moving forward. I found that it was easy to trust David, and that such trust was well placed. All in all our selling our home was a fast, efficient and pleasurable process. You cannot go wrong with the Capstone team and with David Coccia! It is said that selling your home is one of the most stressful things that you can do in your life. But I wouldn’t hesitate to do it again if I had Capstone and David by my side. Thank you so much, David, for making the next chapter in our lives a reality!
