Please read my negative review against Mr. Amit Sawhney before you decide to work with him. We also made a formal complain against him. The file is already in Real Estate Council of Ontario Complaints Department for processing. Once the complain is finalized, we will use the service of collection agency and take legal action against him to recover the agreed cashback and sue him for anxiety, emotional distress and financial harm he is causing us by his deceit. </p> We have known Mr. Sawhney since 2021. He became our real estate agent as he looked for an investment properties for us. From the very beginning , Mr. Sawhney made us believed that we will receive a $2,000 cashback on precon projects we can close. His cashback offer gave us confidence and motivation to purchase a pre-construction condo. In 2021, we finally purchase a unit and Mr. Amit Sawhney reassured us that we will received the cashback if the purchase is finalized and take possession of the unit. </p> On May 2025, we finally closed the condo unit. I reached out to him about the cashback and he said he will give it to us within 3 to 6 months once he get his commission from the builder. While waiting for the cashback, I noticed that his attitude changed, it would take days before he replied to my text messages and he doesn’t answer my calls. He started making excuses like he’s not in the country. </p> On November 2025, he finally told me that he already received his comission but offered us a gift card instead. By then, it was clear to us that he never intended to give us the $2,000 cashback that he agreed. He was just making excuses and has been lying to us. He offered to lease our unit instead of paying the cashback but we dont trust him anymore after he put us through. He also offered an anonymous gift card that he said worth $750 in the open market if we decided to sell it. I asked him which store and he could not provide me any information regarding the cashback. We felt that we could not trust him anymore after he lied, made excuses, ignored and avoided us multiple times when trying to recover the agreed cashback. We felt cheated and blindsided for his personal gain as he received commision from the completed transaction we have made. </p> I reached out to RECO and was advised by an adviser to make a formal demand letter with deadline that was due on January 23, 2026. He replied to my email with another lie that he never mentioned to me before. Its not even on our text messages or email. He said that the builder gave him the commission as a courtesy because he introduced us to the builder. His name is clearly on the Agreement Purchase of Sale on the unit that we purchased. He never said anything about this until we made a formal demand letter which clearly he is making another attempt to deceit us. </p> One of the reasons we decided to go ahead with the purchase of our condo because he promised us that he will give us $2,000 cashback if we go ahead with the purchase and once he received his commission from the builder. Now that the condo closed and he finally received his commission, He made excuses, avoided us and lied to us multiple times so that he could get away not giving us the agreed cashback. We are also take legal action against him to recover the agreed cashback. He is causing us a lot of anxiety, emotional distress and financial harm by his deceit. He made false promises and now he refuses to fulfill his obligations. He even said that he quit real estate business as of Dec 31st, 2025 but when I checked RECO for members, it showed that he is an active member and registered until May 3rd , 2027. With RECO’s help, I hope this could get resolved soon and he’ll get punished by Real Estate Council of Ontario so he would not do this again to another family.
