We have been eagerly looking forward to the opportunity to give our best testimonial about Maria Caputo. Maria Caputo went above and beyond to help us find our new home. We’ve never witnessed this kind of service from any other real estate agent. My wife and I were taking our first steps in finding a place to start a life together, and we both had different taste and ideas as to what our needs and priorities might be. From the first day we met Maria she was attentively listening to what was on our minds and had suggestions ready for the kinds of housing features we’re looking for. She was interested in understanding what was actually important to us and never got close to frustrated as we changed our opinions and learned more about our preferences during the process. She was there venturing into every crawl space with us to figure out how we felt about each room and layout. We never felt judged explaining our priorities or concerns to Maria. She was empathetic and was open about her own life experiences to help us shape those priorities. She was honest about each location and brought our attention to possible warning signs. Maria never felt like time was wasted even though we suggested locations we ended up having little interest in. She sincerely had our best interest in mind at every step. Throughout a month of showings, she still remembered what we said about other locations and could refer back to what we thought of them in detail. The decision in finding the perfect place given our budget and our time line was a stressful one to get right. Maria understood that the more information we had, the more comfortable we would be. Not only was she knowledgeable about housing features and maintenance, but she compiled an exhaustive list of houses every day that would be suitable for us throughout the GTA. We learned how important it was to be the earliest applicants to a house we liked. We even tried to beat the timing of the daily list by searching ourselves for houses available on different sites, but we were always surprised when Maria had seen those herself even when they appeared just a few hours earlier. She really does work across the GTA! She had this magical ability to meet us (sometimes within minutes) anywhere after we alerted her about an interesting find. In fact - that’s how we got our current place…she was at the door of the house within 30 minutes of us mentioning it to her, even though she was completely booked with other clients that night. On the night of the showings, she was up late compiling our application and sending us agreements to sign so we could submit the same day. We were not fair to her, and I have no idea how she balances her demanding schedule, but she works her magic as if it’s no big deal. Given the intensity of the housing market, we still never felt rushed in our viewings or to make a decision. In her own words, she says she understands the impatience and nerves when it comes to getting the place you want, so she lives up to the challenge of being extremely responsive and agile. We learned the value of having her as our representative. She was able to negotiate strategically on our behalf, send detailed questions and retrieve information from different landlords and seller agents. We were able to balance counter offers and maintain our must-have priorities due to her professional confidence. Honestly, the best part of having Maria on our side was the unique joy she would bring to every appointment. She is a genuinely warm hearted and caring individual with a great sense of humour! We have stories now (and a few running inside jokes lol) from all the antics we’ve been through, which made the awkward parts of the process more palatable. Maria understands that her reputation is her business and takes the effort to build real relationships and trust. We consider Maria a friend, and we don’t hesitate to recommend her as an excellent sales representative and the ideal professional in her field. We look forward to working with her again 😊.
