Winter. Everyone\u2019s LEAST favourite season.\nWell, unless you are an avid skier or snowboarder\u2026 or snowshoer, for that\ninstance. <\/p>\n\n\n\n

Whatever your winter passion may be, hang onto\nit, because for the rest of us, we just count down the days until that mojito\nfinds its way back into our hands on a sunny patio. <\/p>\n\n\n\n

There is one thing winter is really good for \u2014\nand often overlooked \u2014 and that\u2019s listing your home for sale. <\/p>\n\n\n\n

\u201cBut there\u2019s snow, and it\u2019s all grey and yucky\noutside,\u201d you might be thinking. <\/p>\n\n\n\n

That\u2019s right. There is. And, for the most\npart, other people who are looking to sell their homes are thinking that too.\nThat means if you list in winter you are gaining a bit of an upper hand here. <\/p>\n\n\n\n

You are getting a head start on those waiting\nfor the turn of the season. <\/p>\n\n\n\n

Basically, what I\u2019m trying to say is by\nputting your home on the market during the colder months, you are lowering the\nnumber of competitors you are up against. <\/p>\n\n\n\n

Here are a few tips and tricks you can keep in\nyour pocket to prevent any more negative thoughts about this blessed selling\nseason. <\/p>\n\n\n\n

Keep it\nclean<\/strong><\/p>\n\n\n\n

Just as you would rake up leaves from your\nyard in the fall, or weed your garden in spring and summer, you must, must,\nmust keep your pathways, driveways and sidewalks clear of snow. <\/p>\n\n\n\n

Not only does this make it look like your home\nis well taken care of and loved, but it may save you from a lawsuit if there is\na slip at one of your many showings. <\/p>\n\n\n\n

No one likes to shovel, but you\u2019ll have to\nstay on the ball over the winter months. Be sure to get out there after each\nsnowfall. You may even have to get out there multiple times a day \u2014\nunfortunately. <\/p>\n\n\n\n

On the bright side, it\u2019s great exercise \u2014 if\nthat was something on your resolutions list. Or, if you can, hire a young\nneighbourhood entrepreneur who is looking to make a few bucks. <\/p>\n\n\n\n

Use\nyour listing to your advantage<\/strong><\/p>\n\n\n\n

When marketing your home online, photos are\nworth 1,000 words. However, when you are marketing your home in winter, those\nphotos are suddenly worth a lot more.<\/p>\n\n\n\n

Use your listing to showcase your home in\nother seasons as well so potential buyers can imagine themselves living there\nyear-round. <\/p>\n\n\n\n

Show off those photos you took last summer\nwhen your trees and flowers were in full bloom and the sun-soaked yard screamed\nfor garden parties and late-night bonfires. <\/p>\n\n\n\n

While choosing photographs of the home\u2019s\ninterior that were captured during winter, be sure to select those images that\nare drenched in natural light or are tastefully lit by lamps, candles and\noverhead lighting. <\/p>\n\n\n\n

Use the\ncalendar to your \u2018advent\u2019age<\/strong><\/p>\n\n\n\n

Do you see what I did there? \u2018Tis the season\nto make spirits bright. That\u2019s what we all look forward to during these frigid\nmonths, so use this! USE THIS! <\/p>\n\n\n\n

Those holiday decorations will work double\ntime to make your home stand out and emphasize just how cosy, warm and festive\nyour home is \u2014 even during the darkest and coldest days of the year. <\/p>\n\n\n\n

During home showings, have a nice fire going\n(if that\u2019s an option, of course); have some goodies baking in the oven to\ntrigger the olfactory senses, and adorn your tree with simple, festive and\nsophisticated ornaments that will allow guests to picture their own families\nenjoying the holidays here. <\/p>\n\n\n\n

Turn\nthe lights on<\/strong><\/p>\n\n\n\n

Have you ever been walking at night and caught\na glimpse of a home with loads of light pouring out of the windows? How\ninviting does that look! <\/p>\n\n\n\n

Lights not only make interiors look their best, but they emphasize those cozy undertones that we are after while trying to market a home during winter. So, flick on the lights. Up the wattage in your bulbs and invite some of that warmth into your home.<\/p>\n\n\n\n

Don\u2019t forget about your exterior lights as\nwell. Illuminate walkways and pathways leading to your home for a warm welcome\n\u2014 and an extra safety measure for those slippery days. <\/p>\n\n\n\n

Decorate with lights, too. That\u2019s right.\nCreate warm layers with lighting. Set up lamps to illuminate those dark, shadowy\ncorners and take advantage of spotlights and LED strip lighting to direct\nattention to your home\u2019s finest assets. <\/p>\n\n\n\n

Don\u2019t be afraid to use holiday lighting to your advantage here, as well. Tying into my last tip, those twinkle lights look fantastic both inside and out. So, bring \u2018em in. <\/p>\n\n\n\n

Have you recently installed energy-efficient products\nthat help lower your utility bills come winter? <\/p>\n\n\n\n

Show these off to your potential winter\nbuyers. These (mostly inexpensive) upgrades will be greatly appreciated by the\nnext homeowner as they will reap the rewards for years to come. <\/p>\n\n\n\n

Those looking to buy a home during the winter\nmonths are typically paying more attention and are more aware of things such as\nmaterials used in construction, lifespan and maintenance on the furnace and\nother winter-esque things that are vital for the upkeep and durability of a\nhome after the first snowfall. <\/p>\n\n\n\n

Listing your home in winter doesn\u2019t sound all\nthat bad now, does it? So, if you are looking to sell your home and you are\ninterested in getting a leg up over the competition, do not fear!
