This was my second time working with Dave Nicholson and I must say - it was an amazing experience. In 2016, I received a promotion at work and had to relocate to Calgary. Through my corporate moving service I was paired with Dave because he came highly recommended as THE agent for 1) Condominium purchases, 2) Relocation transactions and 3) First time buyer, all of which were exactly what I needed. The experience was stellar - he met with me virtually, we talked about my housing preferences, budget, and he helped build my profile and create a set of search criteria to find the perfect fit. After a few short weeks of looking at tailored properties search results remotely I decided I was ready to see some in person. I flew out to Calgary to take a trip through a few selected properties and Dave organized it all, so it could be done within a matter of hours. Dave gave me A-1 service and I felt comfortable and cared for while selecting and reviewing the condos. In the end I was able to purchase the condo I wanted and all very quickly through a fully digital service. I visited the condos on the Friday and I had my signed offer submitted later that day. Not to mention we ended up in a bidding war, so I was signing counter offers from 10PM to 1AM - and Dave was there digitally and by phone to support me with questions or concerns. Sadly, shortly after that transaction, I lost my job and had to leave Calgary in a hurry. Dave was understanding and was able to help me evaluate my option for selling my home a mere few months after having purchased it. At that time, the mortgage penalties and associated cost were prohibitive for a quick sale, but Dave helped me find a property manager that could care for the property while I moved away to Montreal - This was absolutely above and beyond as he did not have to help me figure this out. After this, Dave and I kept in touch so that I could keep a pulse on house sales in the area and understand the market conditions to allow for a favourable sale. Every few months/years (depending on my situation and curiosity) I could check with Dave for recommendations and see what the fair market value for my property was. Of course, a few years later, when it came time to sell my property I knew - it had to be Dave! Let's summarize the story to show just how awesome Dave is: - I live in Montreal (~3700km away from my property) - I haven't seen the property since the tenant rented it in 2016 - It's the height of the COVID-19 pandemic and wave 2 is starting - travel restrictions are in effect. I called Dave on September 15th letting him know my tenant was moving out and asked if he would be comfortable selling property with me at a distance. Without a hesitation comes Dave's chipper "You betcha!" and the positivity is absolutely contagious. #Covid19Humor In a matter of days, Dave is in gear and has already dropped in to check on my property, checked on neighbouring properties that are for sale and returned with a recommendation that is tailored to my situation. He doesn't sell me the dream - he tells me the truth and explains the reality, and we discuss the best way forward and my options. He helps me set a realistic selling price, he gets the unit photographed, we discuss staging options (we settled that digital staging was the best option for my unit), and we pick the most opportune time to put the listing online. Within hours of the listing being online, the first visit is scheduled, and then a second and then a third; I am so grateful for how Dave has equipped himself with various digital tools because despite being in the east part of Canada I was getting real time updates on the visit schedule and the feedback from those visits. A number of visits later and Dave was able to present me with an offer from a potential buyer. He expertly helped me navigate the negotiation phase and I can comfortably say that I got the best price for my property. Once the paperwork was signed for the offer Dave helped me gather all the documentation I needed to proceed to the sale, he worked out the logistics with my property manager to have keys exchanged, and he even recommended a lawyer to legalize my sale remotely. ...and just like that my property was sold and the new owner happily had possession of the beautiful two story west facing townhouse in McKenzie towne. Bottom line: Would I recommend Dave again? A-B-S-O-L-U-T-E-L-Y!
