<p>Rob was referred to us by a good friend, and we are very glad he was! I had interviewed a couple of other agents, and after meeting Rob, I knew he was the one to go with. I was very impressed with the market price evaluation he had put together before our first meeting. At our first meeting, he had an organized plan to ensure the property sold. I was incredibly pleased during our initial meeting, when he called to set up an appointment with a home stager, who was very helpful in ensuring our home looked it’s finest!</p> <p>Now this is where it gets interesting:  A few days after the property was listed we received an offer that we worked up to just $2,500 under the list price. It was conditional to financing and an inspection. Rob left our home status as “active” on MLS so we didn’t miss any opportunities in case our deal didn’t go through. As it turned out the buyer’s realtor was late removing the conditions. Apparently if that happens the entire deal is dead and the contract has to be completely re-written. This all happened late on a Friday evening so it was going to be the Saturday morning when we re-signed the paperwork.  </p> <p>Explaining that he was working for us, and now that the door was open, Rob asked if it was okay if he went to work to see if he could maybe find us a buyer that might do a little better. To make a long story short Rob did manage to book a few showings for the Saturday and we ended up with another offer. The first buyers had an opportunity to compete in the process and BANG!! Rob sold the house again and this time getting us an extra $12,000 in our pocket!  </p> <p>So that’s our house sale adventure with Rob. After the incredible job that he did I can’t say enough. His knowledge and experience have honed his innate negotiating intuitions and mastery of the process to a razor-sharp edge. Rob was recommended to me by a good longtime friend who used him after another realtor was not able to sell his investment town home. When Rob initially priced our home he actually had put together a small book of pertinent market information that was specific to our home, no fluff. He not only had the current listings and comparable sales but had had adjusted those prices so we could clearly see what the market value of our home was. Then he took the extra step of cross comparing our home to the recent sales by using assessment ratios. It gave us confidence in moving ahead. Rob also had an organized game-plan to get the property sold. It took a couple of weeks to work through the suggestions from Rob’s amazing stager, Yvonne. Once we had the house ready, the pictures were taken, the brochures were prepared, up went the sign and we were on MLS! Much to our amazement, we received an offer within the first few days. Rob worked hard for us and got a great price for our condominium which he was able sell during the 2020 pandemic which was unexpected in itself. Rob was always available and routinely working to get the best exposure for our listing.

I stumbled upon Rob Johnstone by accident as I started my search for a home on-line. He was actually on vacation in Puerto Vallarta and surprisingly answered his phone. We arranged a meeting upon his return. I was probably not the easiest of client's while having difficulty deciding what I really wanted and would call Rob on numerous occasions. He was always pleasant and very helpful. He quickly learned to understand what I wanted and provided a daily email of desired listings. He would take me to view properties at anytime and on short notice. We found the most perfect home. My experience was outstanding. Certainly I will recommend Rob to others.

Rob helped us sell our house and navigated all the areas we weren't as comfortable with. As we were selling from a distance, he also took care of a lot of things that we would normally have been responsible for. We really appreciated his honesty and integrity. He was very responsive when we needed to talk to him and a calming influence. He also gave us options for staging as the house was empty. We ended up with virtual staging (that we'd never heard of before) which was very cost effective and still let potential buyers know what the rooms could look like. Thanks for everything Rob.
