James was recommended by our Realtor in Milton, when we were on the market for a condo for our kids to use while in university. So, with the recommendation, we knew James is at the top of his game and really knows the Downtown Real Estate Market. First impressions are lasting ones...James knew the area like the back of his hand and was able to steer us clear of the “too good to be true, priced for a bidding war, buyer beware” niche. We learned so much from James, he guided us and simplified the process by taking the parking issues we found so irritating and we hopped in his car. There were a few units that we fell in love with and didn’t get, for one reason or another, and James taught us not to get discouraged. We are experienced, mature, homebuyers and James totally agreed with our belief , that the right home will present itself, exactly when it’s right for us. So, when James called and said, “ you have to come see this unit, tonight”, after my 12 hour day shift, we didn’t hesitate. James knew our situation, our budget and our long term goals and we bought on the spot, after less than 2 hours of negotiation. We trusted him completely and without regret. We are so satisfied with the superior service that James provided for us. He is an excellent communicator and an even better negotiator. Never did we feel pressure to go beyond our budget, he knew how important it is for us not to have a mortgage at this stage in our lives. James liaised with us as we were leaving on vacation and he worked diligently to have the unit professionally cleaned and painted and ready for our children to move into, just before University started. It was such a smooth transition. No glitches. Our children are in a condo that is right on the PATH, transportation at Ground level and right outside the door. It’s perfectly situated in the Bloor/Yonge corridor which was really the only location we searched in. There’s 24h security and concierge with a hotel lobby bar that has such great service. With two kids in university, James knew that we wanted something that carried for less than Residence fees, but centrally located and with safety and security features that would assuage our small town fears. James knew our needs and delivered the condo in the city, that we love and now, we are on the market for something a little bigger, to adjust to our growing needs. James made our first time home buying experience very easy! We had little knowledge of the areas within Toronto. Not only did James know the areas, he knew specific buildings, what they had to offer, any previous issues, what the demographic in the building was like, etc. James was always early for showings (so that we knew where to park) he was very professional, and available to communicate at almost anytime. After our purchase James has kept in contact with us which to me shows that he cares about his clients. We appreciate everything he has done for us and would strongly recommend him!
