Real estate statistics\nare leveraged by everyone from home buyers\/sellers to journalists. So, as a\nrealtor, how can you take advantage of these statistics to fill your client\npipeline? <\/p>\n\n\n\n<p>In this article, we explain a few sources for\nreal estate statistics, such as CREA, local real estate board newsletters, and\nMLS<sup>\u00ae <\/sup>data. We then reflect on how to leverage this information to\nfill your pipeline and better credibility as an agent. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">CREA Monthly Statistics<\/h2>\n\n\n\n<p>CREA (Canadian Real Estate Association)\nreleases <a href=\"https:\/\/www.crea.ca\/housing-market-stats\/stats\/\">monthly statistics<\/a> on the whole Canadian real\nestate market in the middle of every month. These statistics are for the month\nprior and are sourced from the Canadian MLS<sup>\u00ae<\/sup> Systems. <\/p>\n\n\n\n<p>The monthly CREA statistic report delivers\nthree major insights into the Canadian market: <\/p>\n\n\n\n<p>a) The number of home sales \u2014 also known as\nthe number of deals closed;<\/p>\n\n\n\n<p>b) the number of newly listed homes; and, <\/p>\n\n\n\n<p>c) the Aggregate Composite MLS<sup>\u00ae<\/sup>\nHome Price Index (MLS<sup>\u00ae<\/sup> HPI)<\/p>\n\n\n\n<p>CREA and other real estate boards use the <a href=\"https:\/\/www.crea.ca\/housing-market-stats\/mls-home-price-index\/about-hpi\/\">MLS<\/a><a href=\"https:\/\/www.crea.ca\/housing-market-stats\/mls-home-price-index\/about-hpi\/\"><sup>\u00ae<\/sup><\/a><a href=\"https:\/\/www.crea.ca\/housing-market-stats\/mls-home-price-index\/about-hpi\/\"> HPI<\/a> as an alternative to the average price of\nhomes. The problem with the average price is that low raw buyers can skew this\ndata. <\/p>\n\n\n\n<p>For example, if there were 50 homes sold in a\ncertain city, and by coincidence, five of these homes were expensive mansions,\nit would skew the average price upwards. But the MLS\u00ae HPI overcomes this issue.\n<\/p>\n\n\n\n<p>Lastly, because much of Canada\u2019s real estate\nactivity comes from Vancouver and Toronto, the numbers presented by this report\nare a lot higher than what is seen in cities outside of the Metro Vancouver and\nGreater Toronto Areas. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Local Real Estate Boards <\/h2>\n\n\n\n<p>Most real estate boards deliver their own\nmarket statistics report. These reports tend to come earlier in the month \u2014\ncommonly within the first week. <\/p>\n\n\n\n<p>Local real estate statistical reports are more\nuseful for realtors than the CREA one because they provide better insights for\na particular geographical area. For example, the Toronto Real Estate Board\u2019s\n(TREB) <a href=\"http:\/\/www.trebhome.com\/market_news\/release_market_updates\/index.htm\">monthly report<\/a> provides a breakdown of real\nestate activity in the different parts of Toronto and the surrounding areas. <\/p>\n\n\n\n<p>This is especially useful if you service a\nCanadian city that isn\u2019t as large as Calgary, Vancouver, or Toronto and is thus\nnot reported on by CREA\u2019s newsletter. <\/p>\n\n\n\n<p>Each real estate board usually reports on the\nnumber of homes sold, number of new listings, and the average price. This\nvaries depending on the demands of the local agents, however. Some boards use\nthe MLS<sup>\u00ae <\/sup>HPI instead of the average price. <\/p>\n\n\n\n<p>If there\u2019s a statistic that you want to see in\nyour local real estate board\u2019s monthly report, don\u2019t hesitate to email them\nabout it. At the end of the day, this report is made to help their members like\nyou.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">MLS<sup>\u00ae <\/sup>&nbsp;and other platforms <\/h2>\n\n\n\n<p>Of course, you can also get your data from the\noriginal source. CREA and local real estate boards get their data from MLS<sup>\u00ae&nbsp; <\/sup>or other similar platforms to write\ntheir monthly reports, and you can too. With this method, you could find less\ncommonly reported-on statistics or find numbers for a specific area.&nbsp; However, navigating the depths and pulling\ndata from MLS<sup>\u00ae <\/sup>can be time consuming and analyzing it to create an\noriginal insight can be a whole other beast. <\/p>\n\n\n\n<figure class=\"wp-block-image\"><img loading=\"lazy\" decoding=\"async\" width=\"1024\" height=\"512\" src=\"https:\/\/rankmyagent.com\/agent-resources\/wp-content\/uploads\/2019\/05\/how-to-effectively-leverage-these-statistics-1024x512.png\" alt=\"\" class=\"wp-image-602\" srcset=\"https:\/\/rankmyagent.com\/agent-resources\/wp-content\/uploads\/2019\/05\/how-to-effectively-leverage-these-statistics.png 1024w, https:\/\/rankmyagent.com\/agent-resources\/wp-content\/uploads\/2019\/05\/how-to-effectively-leverage-these-statistics-300x150.png 300w, https:\/\/rankmyagent.com\/agent-resources\/wp-content\/uploads\/2019\/05\/how-to-effectively-leverage-these-statistics-768x384.png 768w, https:\/\/rankmyagent.com\/agent-resources\/wp-content\/uploads\/2019\/05\/how-to-effectively-leverage-these-statistics-600x300.png 600w\" sizes=\"auto, (max-width: 1024px) 100vw, 1024px\" \/><\/figure>\n\n\n\n<h2 class=\"wp-block-heading\">How to effectively leverage these\nstatistics<\/h2>\n\n\n\n<p>Tons of Canadians are curious about how the\nreal estate market is doing. This is especially true for the Canadians looking\nto buy and sell. But before uses these statistics as marketing collateral, we\nshould understand what numbers are important to buyers and sellers<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">The numbers that clients care\nabout <\/h3>\n\n\n\n<p>Buyers and sellers want to know how the market\nis doing, but what statistics will actually show that? The List-to-Sale ratio\nand year-over-year change of number of units sold and average price are perfect\nfor this.<\/p>\n\n\n\n<p>List-to-sale ratio shows individuals how hot\nthe market is. With a high List-to-Sale ratio, we can see that of the\nproperties listed, most of them are being sold. In contrast, a low ratio can\nshow that the market is stagnant. Overall, this ratio is a good way to predict\nhow fast a house can sell in the current market or how much a buyer should bid\nabove (or below) asking price.<\/p>\n\n\n\n<p>The year-over-year change in number of units\nsold and the average price (or HPI) is also important, because it lets us see\nhow the housing market compares to the same time last year. What these two\nnumbers represent is how many more or fewer homes are sold than the same time\nlast year and how much much or less are they being sold for. These are clear\nways to answer \u201cis the market doing better or worse\u201d. <\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Presenting the numbers<\/h3>\n\n\n\n<p>Realtors commonly use CREA or their local real\nestate board\u2019s statistics report to create their own newsletters and send it to\ntheir email list or post it as a blog. Another common marketing tactic is to\ncreate an infographic or slide deck to post on social media. <\/p>\n\n\n\n<p>Both newsletters and infographics deliver\nvaluable and important information to potential clients who are part of your\nemail list or who follow you on social media. It\u2019s a great way to engage with\nyour audience and to provide useful information to them. While you, as a\nrealtor, may seek out this kind of information, the average Joe may not. And if\nyou\u2019re their first source of their market information, it can add to your\ncredibility as an agent. <\/p>\n\n\n\n<p>Anyone can repost TREB\u2019s monthly newsletter\nbut providing original commentary is what will separate you apart. It shows\nthat you are an expert in this market. When developing a newsletter or\ninfographic, make sure to give an opinion on what these numbers mean. <\/p>\n\n\n\n<p>It\u2019s also important to keep on top of these\nstatistics. By doing so, it shows your clients that you\u2019re knowledgeable and\nup-to-date with the market. The worst scenario is if a client asks you how the\nmarket has been doing recently, and you can\u2019t provide a strong answer because\nyou didn\u2019t read this month\u2019s report. \n\nData and statistics are a powerful tool for realtors.\nWhether it\u2019s to reel in a new client or to build your online presence, it\u2019s\nsomething no agent should forget about.
